I’ve been chatting with top Canberra home builders, and the floor plans are doing their best to win me over. Still, I’d like someone to check the place before I start planning where the sofa goes.
That’s why I’m looking into the best home inspections in Canberra. An inspector can spot concerns I might miss and give me better questions to ask.
A glossy brochure won’t tell me much about the workmanship. These local options can help with the due diligence before I commit.
How much does a home inspection cost in Canberra?
A pre-purchase inspection for a standard house generally costs $500–$1,000, depending on the reports you need.
A building-only report costs $350–$650 for a unit or $500–$700 for a standard house. A combined building and pest inspection costs $750–$1,000.
For a large or heritage home, expect $750–$1,550 or more. A full ACT seller’s package costs $1,650–$1,810, while an Energy Efficiency Rating (EER) on its own costs $395–$425.

Buying a home is exciting until you start wondering what the fresh paint might be hiding. CBR Property Inspections caught my eye because they’re led by Mitch Callagher, a licensed builder with 15 years in residential construction.

Selling a Canberra home can feel like paperwork with a roof attached. ACT Property Inspections helps corral it with a seller’s package covering building, pest, compliance and energy efficiency reports.
I like that the completed report goes to you, your agent and your solicitor. The company says it has won the Real Estate Institute ACT’s Service Provider of the Year award three times, so it has some recognition behind the service.
For freestanding homes, the $0 upfront option can ease the immediate bill. It’s deferred payment rather than a free inspection, though, so check the terms before booking.

Honest and Fair Property Appraisal
I have used ACT Property Inspections services twice: a preliminary inspection in 2021 to see what needed addressing for sale, and more recently prior to putting the house on the market. Prepping a Canberra home for auction can turn a tidy to-do list into a small novel. Residential Reports has worked locally since 2003 and says it’s completed more than 36,000 reports, so paperwork is familiar territory.
I like that its ACT seller package gathers building, compliance, timber pest and energy efficiency reports in one place. Buyers can arrange building and pest checks too, giving them more to go on than a quick walk-through and a hopeful shrug.
Reports are normally released the next business day after the inspection. Sellers can defer payment until settlement, which leaves one less bill to handle before the auction.
That payment option does have a deadline: the invoice is due within 180 days of inspection, even if the property hasn’t sold. I’d mark the date in the calendar before booking, because “pay later” still means pay.
Comprehensive Pre-Sale Inspection
Residential Reports just did our pre-sale inspection. They were communicative and prompt (turned up early, in fact) and seemed pretty thorough. In our area, termites are a risk, and they went over the house from top to bottom looking for signs of activity (none found, phew). The report was provided the following day and was clearly written and comprehensive.
